28 MARINA BIRTHS
Introduction
The concepts outlined in this document are preliminary only, but represent the commitment to the successful creation of the Developments at Hope Island Road, Hope Island.
This waterfront development is strategically located on the main arterial road to Hope Island forming part of the Gold Coast City Council’s ‘Hope Island Central’ Precinct in the Hope Island LAP forming part of the new Planning Scheme.
The site is positioned on the waterfront of the new multi-million dollar Hope Island Canal, providing deep water access to the Gold Coast Broadwater and situated adjacent to Marina Quays Town Centre.
A 28 birth marina forms part of our development, providing unimpeded deep water access to open waters.
Are you ready to enjoy the tranquil living?
Builtform
· Our Architecture will showcase a range of distinct built forms to enhance and strengthen the development.
· Creation of a truly integrated architectural and landscape environment to celebrate our relaxed yet sophisticated lifestyle.
· Creating appropriate human scale spaces and places between built forms to frame and capture our waterfront and key community assets.
· Reinforcing a strong street address with balconies and decks interfacing with water views.
· Design for climate including ventilation, screens, shade structures and integration of indoor and outdoor spaces all rolled into one with glass walls.
Walkability
§ Establishing convenient and attractive pedestrian connectivity to the surrounding community and waterfront via a walkable system of streets, boardwalks, park linkages and ferry stops.
§ Integration with public transport nodes, including the proposed Hope Island ferry system.
§ Encouraging walking and cycling through provision of pedestrian environments that are:
ü Comfortable (with shade and rest areas etc);
ü Safe (controlled vehicular movement, passive surveillance);
ü Enjoyable (variety of activities and destinations, with high waterfront exposure).
§ Providing a convenient shopping, ferry stop, recreational and community destination within a few minutes walk for the majority of residents within the development..

Quality Architecture & Urban Design
- Integration of environmentally responsive and sustainable built form and landscape.
- Strategic design provides each unit with a spacious feel opening out onto their own private balcony and generous views overlooking the waterways. Some units also enjoy views of the hinterland and/or our central lake and landscaping features.
- All ground level units have their own spacious private courtyard in place of a balcony.
- Pedestrian friendly neighborhood planning for promotion of walking, cycling and public transport usage to reduce private vehicle reliance.
- Varied heights and scale of building massing create design diversity and a sculpted response to the site constraints and anticipated adjoining commercial centre.
- New Apartment precinct based on “Traditional Neighbourhood Design” which is similar to a number of new developments Australia wide, with pictorial examples contained within these pages.
Car Parking
Predominately below ground car parking is provided for tenants with two exits connecting to the service road for easy access. This is semi basement space with one metre above the ground level allowing natural cross ventilation and bringing natural light into the car park. Ample above ground spaces being allocated to tenants and allowing for visitor. The development accommodates a minimum of 2 car spaces for each apartment. Building core lifts come down to below ground parking level for easy access to or from each building lobby.
A small storage space allows for secure parking of bicycles and other material you would like to store out of your apartment.
Marina Quays Town Centre
Close proximity to the Marina Quays Town Centre provides our residents with access to a living environment through their design.
- Pedestrian friendly street design, featuring:
- shaded and tree-lined streets;
- street furniture, shade structures and strong signage;
- on street parking if you need to transport someone;
- reduced vehicular speeds.
- An interconnected street network that disperses traffic and encourages pedestrian movement.
- Streets as plazas within a shared pedestrian/vehicular environment
- Combining specialty retail shops, commercial and office tenancies, restaurants and residential to create a true town centre environment.
- Provision of community and public facilities.
28 Birth Marina
The Development’s proposal includes 28 marina births as part of the development, giving access to open waters.
